Due diligence

TECHNICAL DUE DILLIGENCE (TDD) includes:

  • analysis of the site/location - micro/macro
  • environmental factors:

    • phase 1 - environmental assessment
    • phase 2- environmental report
    (asbestos; underground storage tanks (UST) or aboveground storage tanks (AST); mold; different environmental operating permits; wetlands; shorelines and watersheds; flood zones; water rights; oil, gas, mineral, and timber rights; noise restrictions etc.)
  • compliance of the property with physical and urbanistic plans
  • status - time and legal - of all issued permits for the property
  • report on further required permits – for the full legal platform to start the construction
  • code compliance and physical condition of the property

    • structural inspection; handicap accessibility; site improvements & drainage
    • infrastructure – roads, railroads, circulation/parking/loading, public transit
    • communal utilities
    • existing leases and contracts
  • analyses of:

    • new project documentation – for the future project development on the property
    • proposed design/architectural choices - appropriateness for the intended use; administrative/planning regulations
    • proposed structural/construction building solutions and general building techology
  • conclusions upon technical analyses with alternatives for the project
  • (pre-)construction phase

    • permits required
    • tender procedure for execution of construction works and supervision
    • cost estimations for parts of works and/or the whole construction process
